Radon testing

Know your radon level before you buy.

Radon is a colorless, odorless radioactive gas — and the second leading cause of lung cancer. You can’t see it or smell it, so the only way to know is to measure. We run 48–72 hour continuous monitoring and hand you a clear result you can act on.

Why it matters

You can’t see it, smell it, or taste it.

Radon seeps up from the soil through foundation cracks, crawlspaces, and sump pits and collects in the home. It’s the second leading cause of lung cancer overall — and the number-one cause among people who don’t smoke. Radon screening has become a standard priority in today’s real estate transactions, and the only way to know your level is to test.

How it works

Two to three days to a real answer.

A cheap hardware-store kit gives you one rough snapshot. We use calibrated continuous monitoring for a result you can actually trust in a transaction.

1
We place the monitor

Brandon sets a calibrated continuous radon monitor in the lowest livable level of the home, under closed-house conditions for an accurate reading.

2
48–72 hours of monitoring

The monitor samples the air continuously for two to three days — far more reliable than a single-snapshot kit.

3
You get a clear result

We hand you a written result with the home’s radon level measured against the EPA action level — so you know exactly where you stand.

What you get

A result you can act on.

When your radon test is run by someone who does it every day and answers only to you, the number you get is one you can trust.

Straight answers

Radon questions, answered.

Why should I test for radon?+
Radon is the second leading cause of lung cancer, and the number-one cause among non-smokers. It’s colorless and odorless, so testing is the only way to know your home’s level — which is why radon screening has become standard in Portland-area real estate deals.
How long does the test take?+
We run continuous monitoring for 48 to 72 hours under closed-house conditions. That gives a far more reliable result than a single-snapshot hardware-store kit.
What does it cost?+
$160 for a 48-hour test and $200 for 72 hours, with a $100 second machine for larger homes. Multifamily, commercial, and properties outside the metro are quoted individually.
Can you test during my home inspection?+
Yes — most clients add radon (and often a sewer scope) to their home inspection so it’s all handled in one visit. Just add it when you book.
What’s a ‘high’ radon level?+
The EPA sets an action level of 4.0 pCi/L — at or above that, they recommend taking steps to reduce it. Your written result shows your home’s level against that benchmark so you know where you stand.
